Sep 6, 2008 - Is this serious? I am an appraiser and I do not need someone to tell me what value they need to determine the value of a property. We do not need the price. I do not even look at a purchase agreement to see what the contract amount is until after I finish the appraisal, and that is only because we are required to analyze the contract.

Sep 6, 2008 - I think it's BS. The purpose of the report to determine the value. The appraiser doesn't need any contract or agreed value. They try to make appraisers look bad for some reason. Probably somebody appraised the piece of trash less than they wanted to and they get pissed with the appraiser.

Sep 6, 2008 - An appraiser does not derermine value, the market does. The appraiser offers "an opinion of value".The appraiser is REQUIRED by law to analize the contract as a part of the prcess of developing an opinion of value (not after they finish)

Sep 6, 2008 - As a certified residential appraiser, I appraise properties to establish a sales price for home sellers and buyers on a regular basis. I love this type of work, because there is no lender pressure. I don't want a number. I don't know of any appraiser who wants to be told what the estimated value is. Appraiser's are actually fighting to pass a law to make value estimates illegal at this time. This video is complete BS.

Sep 6, 2008 - hi,here in italy maybe we do not have appraisers like yours, but, when I sold my house, a sort of appraiser came in to certify a value for it against the mortgage the buyer was asking for.since the buyer could not be approved for a 100% loan, the house was valued 120% the value I sold it and the buyer paid for itthat has been the financial brokers' job, at least as long as the bank providing the mortgage was able to issue CDOs for those mortgagesnow those times are gone, FOREVER!
